MahaRERA compliance guide

ThaneFlats helps users discover properties in Thane district. This guide explains how we align with MahaRERA (Maharashtra Real Estate Regulatory Authority) and what each role must do. This is not legal advice.
Scope — what RERA covers
- Sale / purchase of units in MahaRERA-registered projects — promoters, agents, and advertisements are regulated.
- Rent, PG, leave & license — generally outside RERA; no project P-number required on rental listings.
- Owners selling their own home without brokerage are not “real estate agents”, but must still state the correct project MahaRERA number (P…) when selling in a registered project.
What ThaneFlats enforces

Advertising (Order 46C / 2025)
For registered projects, advertisements should display the MahaRERA project registration number, official website, and a scannable QR / verify link, prominently. Builder project pages and sale listing disclosures on ThaneFlats follow this pattern. Do not reuse builder marketing copy off-platform without the same disclosure.
Your responsibilities
- Do not market unregistered projects as RERA-compliant.
- Do not misstate possession, amenities, or price.
- Agents must maintain valid MahaRERA registration and comply with MahaRERA portal reporting obligations.
- Report suspicious listings via Support.
